Per aix\u00f2, molts habitatges constru\u00efts baix normatius anteriors poden tenir superf\u00edcies inferiors i continuar sent perfectament v\u00e0lides per a la seva venda, sempre que compleixin amb els requisits d&#8217;habitabilitat vigents en el seu moment i disposin de la documentaci\u00f3 corresponent.<\/p>\n\n<p class=\"wp-block-paragraph\">Des del punt de vista legal, el que realment habilita la venda com a habitatge habitable no \u00e9s nom\u00e9s la mida, sin\u00f3 la documentaci\u00f3. Imprescindibles s\u00f3n la c\u00e8dula d&#8217;habitabilitat, el certificat energ\u00e8tic i la comprovaci\u00f3 que no hi ha infraccions urban\u00edstiques pendents ni ampliacions executades sense llic\u00e8ncia. Sense aquests elements, l&#8217;operaci\u00f3 es pot tancar com a transmissi\u00f3 d&#8217;immoble, per\u00f2 no sempre com a habitatge apte per a \u00fas residencial.<\/p>\n\n<p class=\"wp-block-paragraph\">A m\u00e9s, la normativa contempla altres requisits estructurals: al\u00e7ada m\u00ednima de sostres, independ\u00e8ncia del bany respecte a zones de pas, ventilaci\u00f3 directa i condicions adequades de seguretat i higiene.
